STRATEGY OVERVIEW
The investment group at Cadillac Fairview is responsible for evaluating investment opportunities in real estate globally on behalf of Ontario Teachers’ Pension Plan. This process involves sourcing, underwriting, and executing an extensive range of opportunities across the risk spectrum according to a disciplined and rigorous valuation methodology.
The investment group draws heavily on the in-house knowledge and experience of the other divisions within the organization through all levels of the investment management process, while also supported by local partners and experts when investing abroad in new markets. This flexible and dynamic approach enables Cadillac Fairview to adapt quickly and capitalize on emerging investment opportunities around the world.
INVESTEMENT CRITERIA
The investment group has a global investment mandate, and is presently focused on strategic relationships and opportunities in the United Kingdom, Brazil, and Mexico. While we are currently active in these markets, other markets of interest include Southern Asia, as well as both Central and Eastern Europe.
The investment group embraces a broad range of opportunities within the property market, and will evaluate projects across all asset classes. The nature of Cadillac Fairview’s portfolio and expertise is such that retail and office properties remain a core component of our investment strategy. While our interest in product type remains diverse, as represented by our current portfolio, asset quality remains of critical importance, with AAA quality and regional dominance being a requirement.
Efficient use of capital and resources has historically implied a minimum investment requirement in the range of $100MM.
Within these broad guidelines we embrace a wide range of investment types, capable of executing public or private transactions at the entity or asset level, and able to deploy capital as both debt and equity.
